Scheduled Property Inspections
Regular physical inspections of common property — mechanical rooms, roof areas, external facades, carparks, and communal facilities. Defects logged, photographed, and escalated before they worsen.
Monthly Condition Reports
Written reports delivered to council every month — maintenance status, pending items, vendor performance, and financial summary. Your council is never surprised at an AGM by something they were not told about during the year.
AI-Assisted Property Management
Our internal AI tools analyse maintenance patterns, flag recurring issues, and generate structured reporting — replacing slow spreadsheets with real-time data. Councils get more information, faster, with less manual effort from our team.
Defined Response SLAs
Every service category has a documented response time — emergency, urgent, and routine. These are written into the management agreement, not just promised verbally. You know what to expect and when.
Planned Preventive Maintenance
Annual maintenance plans for all M&E equipment — lift servicing, fire suppression systems, HVAC, plumbing, and civil works — scheduled before failure, not after. Sinking Fund spending is aligned to the PPM calendar.
Compliance-First Approach
BMSMA deadlines, NEA requirements, fire safety compliance, and AGM statutory obligations are tracked systematically — not left to the council to remember. We flag what is due, prepare the documentation, and action it.
Financial Governance
Transparent Costs. Nothing Hidden.
MCST councils are responsible to every subsidiary proprietor for how Management Fund and Sinking Fund money is spent. Councils that cannot explain their spending lose the trust of residents. We make it easy to explain — because everything is documented.
Monthly Financial Statements
Income and expenditure statements, fund balances, and variance against budget — delivered every month, formatted for easy council review. Section 37 BMSMA compliant.
Competitive Tendering
All significant works go through proper competitive tendering with documented quotations. Councils see all quotes — not just the one we recommend. Selection rationale is written down.
Fund Separation
Management Fund and Sinking Fund are maintained in separate designated accounts. Neither fund is used for purposes outside its BMSMA-defined scope. Audit-ready at all times.
